Many believe that home sales went up in June in Las Vegas due to the overwhelming number of Southern California investors that returned to the area to find deals on single-family homes. The number of investors seen in the Las Vegas area in June of 2009 when compared to June of 2008 was 35% higher.

Steve Bottfeld the executive vice president of Marketing Solutions stated, “Real estate has always been a good investment, and right now it has never been better from a residential standpoint,” … “I just wouldn’t invest in commercial because it is about to go through what residential already has.”

The research provided by DataQuick showed that Las Vegas property investors of both new and existing homes in June were 37.5% of the buyers. By their records, this is the second highest June during the last decade when comparing investor purchased homes, second to June of 2004 at 39.4%. Henderson homes and homes in Summerlin were also big gainers in the push for Las Vegas property investments.

Bottfeld went on to explain that the investors you are now seeing in the buying frenzy are now the same as the ones that were buying and flipping property. The investors in Las Vegas today are the ones that are looking for long-term real estate income. “It makes sense because if someone can buy a home for $100,000 in cash and rent it for $1,000 a month, that equates to a 12 percent return before taxes and other expenses are included, … “even getting an 8 percent return is better than the 2 percent they might get at their bank.” He stated.

Glenn Plantone a realtor and president of the Real Estate Insiders Club explained that investors are taking advantage of the huge drop in price the market is seeing in existing homes such as homes that were selling for around $300,000 are now going for close to $110,000. “They are buying them for cash flow;”…“We are not even talking about appreciation potential.”

Plantone went on to explain more about the rental market, “It is a lot easier to rent houses than condos,” … “We are getting people who are walking away from a $2,000 a month home payment and going across the street to rent a home for $1,200 in immaculate shape.”

Plantone stated that he has been working more with Southern California investors that have several hundred thousand dollars to invest and have been sitting around waiting for just such an opportunity to present itself in real estate.

Robyn Yates, the broker-owner of Windermere Prestige Properties said that she is seeing foreign buyers as well, many from Asia that are buying homes without even seeing them in person.

I have been by the Rhodes Ranch community in the southwest region of Las Vegas right off of Durango many times and have even had the opportunity to show a few Rhodes Ranch homes for sale in this upscale community but really had no clue as to just how nice it was until recently.

My little Brother and his family moved to Rhodes Ranch two months ago. They were fortunate enough to find a great deal on a lovely home right off of the golf course through a short sale. Since then we have shared many meals there, taken the Grandchildren to the water park and enjoyed a few walks through the wonderful neighborhoods.

The Community Center

The Community Center has one of the best exercise facilities in the area with almost every imaginable weight and exercise equipment available. It was almost impossible to get the Grandkids out of the huge water park and that was only part of the water fun there. There is a massive pool, spas and even a separate lap pool for those that are serious about getting in shape.

In addition to a racket ball and inside basketball court there is also a billiard and game area. And that was only part of it.

The Club House

Ok so I don’t play golf, but I do eat and the food and service were wonderful. While I enjoyed a fantastic steak I could watch sports on one of several oversized Flat Screen TVs. It was just a very comfortable atmosphere that one would have to force themselves to leave. And yes, I am sure the golfers liked it too.

Homes in Rhodes Ranch

Most if not all of the homes in Rhodes Ranch are extremely well maintained. Rhodes Ranch consists of several different neighborhoods but all have strict regulations and covenants to maintain property values. Home prices range from the low $150k to the high $700,000s with a floor plan to fit almost everyone. One of my favorites was of course the lush green landscaping throughout all neighborhoods in the common areas. The 24 hour a day Security Guards at the entrance of this gated community and the Security Patrols are a big plus. There were a few resale homes in most of the neighborhoods but not too many and nothing like in other communities in Las Vegas.

Summary

The point is, I am glad I finally got to really see the real Rhodes Ranch and meet many friendly people there. I look forward to taking my next evening walk with my brother and sister-in-law and exchanging more smiles and waves from other residents in this lovely community.

In all likelihood it will be the location of our next Las Vegas home.

Now, let’s look at the real facts concerning Las Vegas real estate.

The population in Clark County is over 1.9 million and every month there is an increase of around 4,000 to 6,000 a month.
People from all over the US are still relocating to Las Vegas for various reasons. The top reasons include they like the area, to live closer to relatives, for a better lifestyle, and for their retirement years.

As 0f January 1, 2008, there were 15,376 homes on the market, which consisted of 11,380 single-family homes, 2,935 condos, and 1,061 townhouses.

December 2007 sales were down a bit from November. Not uncommon occurrences during holidays since families hesitate relocating during Christmas. That being said, November sales were at 582 for single family, 81 for condos, and 54 for townhouses, while in December the sales were 544 for single family, 75 for condos, and 51 for townhouses.

The median selling price in December was the same as November at $260,000, a little lower in December than November for condos, which was $163,800 in November and $160,000 in December, and the median selling price of townhouses was up in December over November with the price at $201,000 in December and $193,500 in November.

In December the average days on the market for single-family homes was 79, which is better than what was seen in November at 82. Condos however were on the market 112 days, which is up from November at 84 but townhouse, were on the market 91 days which is better than the 113 days seen in November.

In the real estate market we like to look for tends and so far the current trend appears to look very promising for Las Vegas.

Geiber states that many buyers are waiting for home prices to drop. Geiber went to Las Vegas to visit many of the new home communities to assess the situation in Las Vegas and said that he was "somewhat astonished to say the least by the dearth of interesting purchasing a home".

Many of the problems seem to stem from Pulte Homes announcing that they were decreasing the price of their homes by 25 percent instead of 5 percent.

When Pulte made the announcement weeks ago rumors were spread that the Las Vegas real estate market was dead. Since the announcement by Pulte, many agents have been contacted to see if other companies were going to drop prices.

Gieber says that this is not a good sign for the housing market, but many others contend that this will not set the Las Vegas housing market back as far as some are predicting.

Many realtors become unsure and troubled when working with a buyer who is determined to work with multiple practitioners to find a home. The first thing you need to know is how to handle the situation the right way so you don’t end up wasting your time.

Many buyers fancy themselves as players and want to maintain and try to control as much of the home buying process as possible.

You must understand that behind all of this is possibly two motivations, and unfortunately neither are good for you. The first scenario is that they buyers are probably terrified.

Terrified of what you ask?

The data that was released by the Commerce Department provided evidence that claimed the housing boom was over but also that sales of new homes dropped by nearly 5 percent in July.

This drop is the largest drop since February. Looking at the statistics, Las Vegas experts say that the inventory of unsold homes climbed to a record high and sales of previously owned homes fell 4 percent in the same month.

This drops to a 2 ½ year low according to the National Association of Realtors. NAR reported that sales of both new and existing homes set records for the past five consecutive years.

This while the housing industry was enjoying a boom that was fueled by one of the lowest mortgage rates in the past four decades.

However since the Federal Reserve has tightened conditions as a way to slow the economy, rates have been steadily rising through the year.

Many local analysts are expecting home sales to drop by at least 10 percent by the years end.

Across the board Las Vegas homes sales are down according to SalesTraq.

SalesTraq stats show that existing home sales are down by nearly 17 percent through July, while new homes sales have also shown a decrease in numbers.

Las Vegas had an 11.87 percent increase from its position this time last year. The Office of Federal Housing Enterprise Oversight reported Tuesday that Las Vegas’s increase was slightly better than the national average of 10.06.

The stats can be confusing though. Even though Las Vegas saw an increase in the second quarter, some experts say that they don’t expect Vegas to do well in the yearly rankings.

Others say that they are not worried, Nevada is usually among the top ten states in home appreciation, and while they slipped to number 19 in the second quarter rankings they anticipate a rise in the rankings by the end of the year.

The Office of Federal Housing Enterprise Oversight reported that home prices have more than doubled in the last five years in both Las Vegas and Nevada.

Some local real estate agents say that that stat bolsters thier opinons that Las Vegas will finish this year on a high note.
